Hello everyone. We are set for another year as the Board has passed the budget for 2012. The Board has taken time to examine and deliberate over each line item along with the expected expenses and repairs facing the Association over the next year. I have personally walked the grounds and around each building taking notes of repairs needed quickly and those that face us down the road. I’m happy to report with only a couple of exceptions the buildings are in very good shape. Some of the challenges that face us over the next year are continued stucco repair, sealing of the drip edge on almost every property, continued focus and adjustment to our sprinkler system and driveway light replacement on those that need replacement.

Over this last year we have completed the dry bed project that lines the back of the association, completed many major stucco repairs, addressed many of the sprinkler issues and adjustments to the oversaturated areas. We worked diligently with our lawn care provider to resolve some of the issues that come with a new provider and our expectations. We resolved water issues in the front of the property and some tree replacements. Also important is the management provider AREA Real Estate Management that will lend to a cost effective management of our finance and assistance with contracting new service providers. This has been a busy year.

In the last two years the Board has elected not to raise the maintenance fee along with the (COLA) Cost of living allowance as directed by our bi-laws. Holding maintenance fees as low as possible is a priority for us all. That said the COLA is going up 3.6% this year the board has approved only to raise the maintenance fee by 3.25% or an additional $5.00 per month for a total fee of $159.00 a month. This will help us absorb the additional cost of the management company. With such a small increase and other small decreases to specific areas of the budget we will manage this transition successfully.

In the next board meeting scheduled for January 26, 2012 at George Chrisman’s home, 7pm. We will be specifically discussing the front wall remedy for buildings 8 and 9. As always everyone is invited to attend these quarterly meetings. In addition we would like to specifically invite the owners at 340, 342, 344, 348, 350 & 352 for that discussion. As a close knit community of owners we want to work together and value the opinions or recommendations of everyone.

Lastly I would like to give a word of warning. Prior to purchasing our home a few months ago we knew and planned for termite damage repair. After much demolition to the interior of our home I discovered even greater termite damage. In researching what allowed to the termites to invade our home un-noticed I discovered one fatal flaw in building all of our homes that was a contributing factor (FOAM). There’s a 2” foam barrier attached to the foundation of all our homes that allow the termites to tunnel through or behind and into our homes. Many of you have already removed the foam however many more homes still remain un-removed. This is something each of you must address individually. The association maintains the stucco and trim however if the stucco or trim fail due to termite infestation, that repair along with stucco and trim will be on the owner. If you have foam bordering your foundation I IMPLORE you!!! Remove it immediately. This warning comes from experience. If you do not have the foam removed, termites will and or are probably now eating away at your home.
